What happened

An early-morning fire at a south Charlotte apartment building sent one person to the hospital and prompted a multi-unit response as crews worked to keep the blaze from spreading beyond the unit where it started. The incident was reported shortly after 1:30 a.m. on March 19, 2025, at Parktowne Terrace, a senior-living apartment community in the 5000 block of Fairview Road near the SouthPark area.

Firefighters escalated the call to a second alarm within minutes of arriving, a step typically used to bring additional personnel and apparatus when conditions suggest the potential for rapid fire growth, higher life-safety risk, or operational complexity. Residents were evacuated and gathered outside as crews entered the building to extinguish the fire and complete searches.

Injuries and impact

One person was evaluated by first responders at the scene. Separate reports indicated one individual was transported for hospital care. No other injuries were publicly confirmed in initial incident information.

Officials estimated property damage at about $100,000. Investigators said the fire was contained to a single apartment, with the building’s sprinkler system described as effective in limiting spread. The fire was brought under control in under an hour, and crews remained on scene afterward for overhaul and safety checks.

Cause under investigation

Investigators identified improperly discarded smoking materials as the likely cause of the fire. Fire officials have repeatedly warned that smoking-related fires can accelerate quickly in residential settings when combustible items—such as bedding, upholstered furniture, or trash—ignite, particularly during overnight hours when occupants may be sleeping and detection can be delayed without working alarms and sprinklers.

Why sprinklers and alarms matter in apartment fires

  • Sprinklers can confine a fire to the room or unit of origin by suppressing heat and flames before they extend into corridors or neighboring apartments.

  • Additional alarms increase staffing and equipment to support search, ventilation, water supply, and medical operations—critical when multiple residents may need assistance evacuating.

  • Overnight fires carry higher risk because occupants may be asleep, and smoke can spread before a fire is discovered.

What residents should know

Safety officials consistently advise residents to keep exits clear, know at least two ways out, and treat any alarm as an immediate cue to evacuate. For smokers, standard guidance includes using deep, stable ashtrays; fully extinguishing smoking materials with water; and never smoking when tired or in bed.

Fire investigators said the blaze was likely caused by improperly discarded smoking materials and was confined to one unit.

Parktowne Terrace is a 55-and-older apartment community located less than a mile from SouthPark Mall. The investigation into the incident’s origin and any code or safety findings was ongoing at the time initial details were released.
