A first commercial foothold for a long-planned west-side development

The River District, a large-scale redevelopment taking shape in west Charlotte near Charlotte Douglas International Airport and the Catawba River, is set to gain its first commercial tenant. Plans filed and property records show Dash In, a Maryland-based convenience retail and fuel brand, has acquired a site intended for a new store, gas pumps and a car wash along West Boulevard near Interstate 485.

The deal marks the first stand-alone commercial development announced for the project, which has been in planning since 2016 and is marketed as a mixed-use district expected to include housing, parks, trails and significant commercial space over a multi-year buildout.

What is planned for the first retail site

The planned Dash In development is described as a 5,600-square-foot convenience store with an approximately 400-square-foot covered outdoor dining area. Site plans also include fuel service and a car wash. Construction is expected to begin in 2026, with opening timing described in multi-year terms rather than a set date.

Mecklenburg County real estate records list the transaction as a roughly three-acre purchase for $2.1 million from Crescent Communities, the master developer behind The River District.

A 318-unit apartment community has also been under construction with first residents anticipated in early 2026.

The Dash In project is expected to serve as a day-to-day retail option for current and incoming residents while also signaling the start of more traditional commercial leasing within the district’s footprint.

Dash In’s expansion into North Carolina

Dash In is owned by The Wills Group, an independent fuel distributor and convenience retail operator based in the Mid-Atlantic. Company announcements tied to the Charlotte-area project describe a broader regional expansion plan, including multiple locations across the Charlotte region, as well as additional markets elsewhere in North Carolina.

For large master-planned developments, early commercial tenants are often used as a benchmark of market readiness—especially as on-site population grows and surrounding roadway networks come online.
