Dilworth block redevelopment advances as developers file construction plan for apartments, hotel, parking, and restaurant space
A new filing moves a long-planned Dilworth redevelopment deeper into Charlotte’s approvals pipeline
A major mixed-use project proposed for a full block in Dilworth has advanced with the submission of a land development construction plan tied to multiple parcels along South Boulevard and East Worthington Avenue. The filing signals that the development team is moving from concept and site assembly toward detailed engineering and permitting work required before construction can begin.
The joint venture behind the project is Centrum Realty & Development and Sorelle Capital. The land development construction plan was filed Jan. 26, 2026, covering 1.81 acres at 1901 and 1909 South Boulevard and 216 E. Worthington Ave. The submittal describes a 422-unit multifamily component, a hotel, a parking structure, and restaurant and bar space.
What the land development construction plan typically covers
In Charlotte and Mecklenburg County’s development process, land development plan review generally focuses on the technical and site-implementation details that govern how a project is built. The review commonly addresses elements such as site layout, grading, erosion control measures, and utility infrastructure—work that must align with adopted standards before vertical construction proceeds.
- Site configuration and layout needed to support the proposed buildings and access
- Grading and erosion-control measures for construction-phase compliance
- Utility coordination, including stormwater and related infrastructure
- Coordination steps that can run alongside other required city and county reviews
Project footprint and acquisition history
The filing is associated with a larger plan to redevelop an entire block extending from South Boulevard to Cleveland Avenue. The development team assembled the multi-parcel site through acquisitions spanning 2021 to 2023.
Publicly reported purchase details include a 1.15-acre acquisition at 216 E. Worthington Ave. in October 2021 for $8.3 million, a 0.34-acre acquisition at 1909 South Blvd. in December 2021 for $4 million, and a 0.32-acre acquisition at 1909 South Blvd. in January 2023 for $4.5 million.
Hotel component planned near Cleveland and East Worthington
Separately from the multifamily figures described in the construction plan filing, the broader redevelopment concept has included a boutique hotel component. Renderings associated with the project have depicted a 130-room boutique hotel proposed at the corner of Cleveland and East Worthington avenues as part of the larger mixed-use vision for the block.
The latest filing indicates the project is progressing through the technical approvals needed to translate a block-scale proposal into a buildable site plan.
As of early March 2026, the developers have indicated additional project details will be shared as the work advances through Charlotte’s review and permitting steps.
